Gables Estates: The Most Expensive Neighborhood in the US

Gables Estates is a series of interconnected islands spanning 200 acres along the coast of the prestigious South Coral Gables. Initially developed in the 1960’s by the famed American industrialist and philanthropist, Arthur Vining Davis, the community is now host to 162 properties, all spacious single family homes, ranging in style from traditional Mediterranean architecture to opulent, contemporary new builds. Over the last couple of years, the area has seen an increase in expensive “teardown” sales. For example, in 2023, a Texas construction mogul came under scrutiny after purchasing the 1963 home built by famed architect Alfred Browning Parker, which was also considered his masterpiece, and tearing it down to make way for his dream home.

The approval process with the association can be arduous with an extensive application, required membership to the Gables Estates Club, and a substantial, non-refundable application fee last reported at $150,000. Residents can rest easy knowing they are part of an exclusive selection of residents within a premier community with a 24-hour guard-gated entry, 24-hour street patrols, and boat patrols along the waterways.  Residents enjoy added security services such as alarm response, safety checks, and away services.
