Why Buy a Property in Bay Harbor Islands?

Consisting of two islands, Bay Harbor is a municipality of the city of Miami. The serenity of the islands is complimented by their many fine-dining restaurants, luxury stores, and docking facilities for owners.

The city of Bay Harbor is divided into two distinct islands: the West Island and the East Island. While Bay Harbor’s East Island originally only featured condos and luxury villas, it now offers a more family-friendly lifestyle, with public schools, a business district, and properties suited for large families. The architecture of East Island—which is either Miami Modern style, dating from the 40s and 50s, or contemporary—is one of its top points of interest. Real estate development brought luxury properties with upscale amenities such as rooftop pools from which residents can delight in exceptional panoramas. 

Bay Harbor’s West Island consists entirely of single-family houses. Unlike its eastern twin, West Island has not undergone any significant change since its founding; however, villas get more and more luxurious as some of the wealthier owners of Miami move to the island. The real estate market remains stable. Even amid the COVID-19 pandemic, prices have decreased by only 4.6% compared to 2019. That shows how strong this market is. While it’s always a good time for buyers to make a deal (you may be able to negotiate, on average, about 8% of the listing price), homes in this area are selling more quickly than in 2019; indeed, the number of days on the market has decreased compared to 2019 (177 vs. 163 in 2020). Closed sales have gained 15% this year, which shows how attractive the Bay Harbor Islands are to investors.

Where to buy in Bay Harbor Islands

- Broadview Drive: This street is lined with waterfront homes with stunning views of the Bay and Miami skyline. The neighborhood is quiet, and you have easy access to the mainland, thanks to the Broad Causeway. Broadview Drive is close to Bal Harbour Shops, the beach, and fine dining. Here you can enjoy a serene property with a private boat slip.

- Kai at Bay Harbor: This mid-rise condominium development features distinct architecture with glass-enclosed balconies all around the structure offering views of the canal.
