An Increasing Market

When comparing the behavior of the market this year to last year, we are seeing that the real estate market in Miami Beach is experiencing an increase in demand. This doesn’t come as a surprise as this is following the general performance of Miami as a whole.

Comparing the closed sales for the first 6 months of 2019 vs 2020, the increase year to year is over 20%, which represents a strong increase considering the current circumstances and the many recent sales not yet reflected in the public records.  It is remarkable to see these kinds of results in the middle of a pandemic which can impose obvious economic challenges.  More good news for buyers is the sale price. The properties provided an average discount between 10% and 15% on their original price. 

Many sellers are in a weakened position and in need to get liquidity. They are offloading their real estate assets and buyers are currently in a stronger position.  If you are one of those buyers willing to get in and make a deal, you might see some opportunities that you would normally never see in this desired area.
